Candor³ have developed a reputation for sorting out problems that others find difficult to solve, and for delivering holistic outcomes that exceed expectations, and this philosophy is no more apparent than in the case studies currently displayed on their website. Good urban design often means creating flexible spaces that can be used in a variety of ways to suit the needs of the users, in the same way Candor3 approaches urban design and planning with a flexible mind-set. While preparing applications and drawings internally, they also work with urban designers and planners who share their passion for quality spaces and environments built with people in mind that deliver real economic value and will be sought after and enjoyed for years to come. By working together with Candor3 planners will see their project vision delivered with outcomes that answer their brief in an intelligent and efficient way. The Candor3 team work to establish strong, positive relationships with stakeholders, and proactively guide projects through the legislative process to achieve positive results with minimal stress.

A really good example of this approach is the residential development Candor3 completed at 124 – 126 Hall Avenue in Mangere, a 40-lot development which was completed in June this year and was a success from start to finish. The team comprising architects, planners, contractors and Candor³ worked well together from day one, producing a quality product that met the clients’ expectations with a cost effective accurate and buildable design that was implemented without difficulty by the contractor. Consents were delivered without fuss and construction proceeded smoothly with no unpleasant surprises during the course of works.

A new Flat Bush development, located adjacent to a new Council storm water treatment pond and reserve with established native trees was undertaken in March this year. This is going to be a great environment for the families lucky enough to build a home there when the project is complete. Construction is well advanced and the staff involved in the project look forward to sharing its  progress through to completion over the next few months. While suffering some initial setbacks in  consenting due to changes to the Council storm water treatment pond design, the Candor³ team were  able to negotiate a solution that satisfied the revised Council design without penalising their client.  While this is a traditional 135 lot subdivision, it has possibly been the most complicated project they have ever dealt with and showcases the Candor³ teams’ skill in negotiation.
