“We know the Auckland housing market has been pretty competitive of late, especially for first-home buyers,” BT Plumbing & Gas Ltd says.

“With everything else a buyer has to think about, sometimes plumbing can slip under the radar. That’s why we’re sharing our best plumbing tips for home buyers.”

The first piece of advice is to simply turn on the taps in each room as you inspect the property. This will give you an idea of any water pressure issues. Do the same with the shower.

There are several other warning signs to look out for in the bathroom. Blistering paint or wallpaper, buckling, cracking or stained floors, and even a musty, earthy smell could indicate a hidden leak.

Also check for damaged enamel, broken surfaces and lifting tiles.

“You can save yourself time and money by identifying these problems before buying a house,” BT Plumbing & Gas Ltd says.

The next tip is the flush test. Flush each toilet to ensure they’re working correctly and efficiently.

Check any pipes that are easily accessible - under sinks and under the house - for obvious leaks.

“We would recommend they turn on the shower and check they can mix the shower to a comfortable temperature.  If you are unable to this is a good indication of a cheap repair.”

Also, ask the owner or the real estate agent about the age and performance of the hot water system.

“Again, check for leaks and rust and ask when it last had a service. These are simple things that can save you in the long run.”
