Candor3 Involved With Several High Density Developments

With Auckland’s housing crisis seemingly rolling on without an end in sight, the importance of the planning and early completion of high density developments becomes more and more urgent. Candor3 are involved with several high profile, high density developments, featuring the efficient use of land which will reduce the cost of housing.

The innovative Market Cove development in Favona, South Auckland consists of 1200 apartments and terraced houses aimed at providing a mix of much needed affordable housing in Auckland. Sited on the foreshore of the Manukau Harbour facing north the project has tremendous potential and has already received significant publicity.

Candor3 recently carried out the planning, surveying and engineering, in conjunction with Paul Brown Architects, of an integrated housing development in Flat Bush near Manukau Heights. Flat Bush is New Zealand's largest and most comprehensively planned new town, taking shape on 1700 hectares in south east Auckland. An Auckland Council transformation project, Flat Bush will be home to at least 40,000 people by 2025. Sited on 2600m² the 29 units have freehold titles and have been well received by the market. This development clearly demonstrates how clever design and establishing collaborative relationships between stakeholders can increase yield and return without compromising on quality.

Given the popularity of the area the bulk of the first 100 sections are already sold. Candor³ are carrying out all surveying and engineering works on the project. The southern portion of the site lies within a future development area and Candor³ are also working with adjacent neighbours to have the land rezoned through the SHA process.

Finally, Birdwood Estate, a 72 lot development in West Auckland is already sold down, and Candor3 ³ have completed all of the engineering design for the project including the design of a stormwater treatment device adjacent to the council reserve. This is currently zoned as predominantly Human Environment Living Two (minimum site size 450sqm). The current Auckland housing shortage has created strong demand in this area which has traditionally been popular with first home buyers. This is a rare opportunity to make an immediate start on a project with strong market prospects.
