As Amy Hendry of Four Walls Architecture says, Auckland’s new Unitary Plan is a huge, important, city changing document that is essential for our city’s growth and quality of space and housing options, and architects are in a prime position to help their clients navigate what it means for their house.

Auckland looks set to embark on a new future, with significant apartment living and rural towns becoming satellite suburbs following the release of this new blueprint for the city. If it is adopted it will mean that nearly half of the traditional single houses in the central isthmus will be re-zoned for intensification and the city[s urban boundary will be expanded to include 30 percent more land for houses.

The panel has also recommended removing density controls in residential zones for the type of terraced housing and low-rise apartment buildings seen in Sydney, Melbourne and European cities, which means that professionals like Amy and her team can bring their expertise in planning to these specifications. The Four Walls Architecture team specialise in building on small sites, and make the most of smaller spaces by being intelligent with space arrangement and locating the building correctly on the site. As Amy says, “It’s amazing how much space you can get from a well designed building on limited land.”

The Auckland City Council now needs to approve the new unitary plan, for more dense multi-unit developments to be permitted wherever they are within easy walking range of suburban centres and public transport hubs. The plan the hearings panel has recommended makes room for more than 400,000 additional dwellings, meeting Auckland's expected need over the next 30 years. Besides dense development around suburban centres it proposes to push the urban boundary outwards to increase the metropolitan area by 30 per cent.
