March 2009 sales figures are in at www.reinz.co.nz fro Levin Residential Sales.
After an unexciting January with 13 recorded sales, February bounced back with an encouraging 35 sales.
The number of residential listings has fallen from over 400 to 394 according to www.realestate.co.nz at the time of recording this.
Levin March figures were 26 sales with 11 two bedroom, 11 three bedroom and only 4 four bedroom properties selling. The average list price was $203,331 with the average sale price being $184, 230.77 - this was from sales ranging from $90,000 to $336,000.
Rateable Value trends - 13 sales were within $20,000 of the 2008 rateable values - but from the properties that quoted 2008 Ratebale values properties that sold in March 2009 were as far as $65,000 different from the 2008 Rateable value.
Anecdotally there also seems to be an increase in the level of profile marketing and use of Auctions to drive sales - Harcourts Levin has good numbers of propertis booked in for Auctions fro both April and May.
The 13 May Auctions include three Mortgagee Auctions including two virtually brand new properties
