The first mistake that homeowners make when selling their home is not hiring a professional to sell their home, who will provide a marketing plan and access to buyers. Real Estate has constantly changing rules and regulations and if you aren’t aware of them, could cost thousands in a lawsuit, and the commission you pay a professional can be minute compared to what you pay in a lawsuit.

The second mistake homeowners make is over valuing their home. (Not being realistic about the true value of their home) Incorrectly pricing their home is a costly mistake for a seller. Not knowing the market their home is located in leads to over or under pricing a home.

The third is neglecting to make necessary repairs prior to selling! The less that has to be repaired in a home, means a more attractive property, and less negotiating with the buyer. The less negotiating with the buyer means the transaction will flow much more easily and has a much higher likelihood to close. You should do whatever repairs you can to avoid future headaches.

The one thing sellers must understand about negotiating is that it must be a win for both parties. If either party feels they aren’t getting anything in return, the chance that deal goes south increases dramatically. You need to be prepared to compromise so everyone wins.

Photographs are the number one reason a buyer will come look at a property. Dark, off-putting photos will not get a potential buyer to come near a property, so you should always spend a little extra and get professional photos done.

Second to getting those professional photos done is keeping a property “show ready”. Keep the home clean and remove any clutter and personal items such as pictures, so when people walk through they can envision themselves in the house and not the current owners.

Finally, you need to be honest with your potential buyers. If there are any repairs to be done or issues with the property, be sure to let buyers know up front. This removes the potential for any problems that will arise later on.
