NORTH SHORE CITY

As we come to the end of June we realise we are at the half year mark already! Winter is starting to bite fully with cold spells, snow, winds, and frosts being the normal around the country. Market wise, things have settled into a steady pace for us. Roger and I are making sales and still getting good results for our vendors but we have noticed it is taking a little bit more time to achieve them. Good houses that are well-presented are still selling well. Our experience at the coal face is also reflected upon below, from REINZ CEO Bindi Norwell.

Bindi has revealed that “As we head into winter, the North shore market appears to have stabilised its median price around the $850,000 mark, with a slight increase from April to $852,000 in May, although the median is down on last year’s median $862,800. This suggests that Auckland has found its new normal and bodes well for a positive, but stable market as the industry heads towards the quieter months of the year.

That said, with listings hovering around the 9,000 mark, any new properties to the market are attracting a lot of buyer interest, but we also see new parties weekly on properties that have been on the market longer. Investors continue to be active, though a bit more careful. Vendors still prefer to sell by a ‘no price’ strategy and there are regular multi-offer situations. However, buyers seem to respond quicker to priced properties compared to the ‘by negotiation’ ones. There is no real reason for any immediate change and this could very well turn out to be the third winter in a row where interest has continuously remained positive.”

So that’s the state of play at the moment. However what we're seeing in albany is 199 properties already listed. So if you have an Albany property get in quick and list it with Drew Miller a great Albany real estate agents.

On another note, please find enclosed our normal refer-a-friend promotion but also an excellent offer from SNAP fitness who are great supporters of my business and wanted to offer my clients and friends a special offer. The SNAP gift is available for you right away, a free gift not a referral reward, see coupon enclosed.

That’s pretty much it for June. Remember advice is free but mistakes when selling can be costly. If you know anyone thinking of selling please please let us know. Our tips when selling can earn buyers thousands of dollars quite literally.
