NORTH SHORE CITY

One of the North Shore’s landmark waterfront complexes, now known as the Wharf Building, at Northcote Point has been put up for sale following a complete makeover which has seen it transformed into an upmarket function centre.

Located on an 1886 sq m site at the end the Northcote Point wharf, much of the building’s external structure was rebuilt in 2007, including total recladding, reflooring and a new roof. The interior was completely refurbished and refitted out for new long-term tenant Wharf Limited which offers weddings and private and corporate functions in the building.

The property is up for sale by tender through Robert Platt and John Algie of Bayleys Realty Group, closing on June 25.

Platt says the distinctively designed dual octagonal building has long been recognised for its spectacular location which provides stunning views of the harbour and Auckland’s CBD. The building was completed in 1973 for restaurateur Bob Sell who named it Fishermen’s Wharf and quickly built up its reputation as one of Auckland’s best fine dining restaurants, complete with a grand piano to entertain guests.

The Wharf Limited took up occupancy in December 2007. The company has taken a 12-year lease, with one six-year right of renewal, at an initial annual net rental income of $460,000.

The Wharf Limited is part of the Orange Group which was established in 1990 and encompasses 10 integrated companies offering event, function and catering services. They have a long list of corporate clients and have been responsible for some of New Zealand’s most significant events.

The redevelopment involved reconstructing 75% of the existing building by stripping it back to its base structure and rebuilding it. The original beams, columns and the concrete base of the octagonal glass pods at either end of the property are virtually the only original components still standing. The central core area has been completely rebuilt.

The Wharf caters for a wide range of events, ranging from corporate award evenings, conferences and product launches to weddings and other private functions.
The largest of its function areas is the circular shaped 270 sq m Grand View room in the pod located on the edge of the wharf which is completely surrounded by water and provides unimpeded views of the harbour through floor to ceiling glass. It can cater for between 200 (banquet style) and 300 people (cocktail).Italia
It is eight metres high with two mezzanine levels and has a parquet stage and dance floor and a five metre wide fireplace. It has 16 custom-designed crystal chandeliers with its pièce de résistance being a giant 5-metre wide chandelier in the reception lounge. The designer Italian bathrooms also come with chandeliers, luxurious fittings and a sound system.

Located in the building’s eastern pod is the 143 sq m Pearl room, which can cater for up to 110 people banquet style up to 140 for a cocktail function. It also has panoramic views of the harbour and the bridge. Features of this venue include two giant Italian feature chandeliers, an exquisite eight metre wide custom-designed Persian rug and bathrooms custom designed in onyx and walnut and also complete with luxurious Italian fittings. It has its own entrance, deck and pre function foyer.

Two smaller function areas, the 60 sq m Harbour Lounge and the 70 sq m Harbour Terrace, are located between the Pearl and the Grand View rooms and can cater for up to 60 to 70 people.

Platt says the reconfiguration and refurbishment of the building is one of the most impressive he has seen in his many years in the real estate industry.

“The parties involved in the redevelopment had a clear goal to establish it as the premier wedding and function venue in the Auckland region and it’s been done to the highest standard.
“They’ve certainly created something out of the ordinary. It has breathed new life into the building which will ensure it retains its landmark status for many years to come.”
