A property is for most the biggest investment they will make. The idea is that the house/property will gain value or at least not loose any overtime. If the property is maintained and kept in order this will mostly likely be the case when it comes time to sell the house. Concerning the external areas, the ravages of the weather and harsh sunshine found in New Zealand and general wear and tear take their toll on even the hardiest structures. In order to avoid any long term costly damage it’s recommended to take preventive measures regularly.


A commonly over looked cause of serious structural damage is block down pipes or gutters. During heavy down pours run off will be seen overflowing the spouting. But at times where the blockage is partial a gradual overflow can still work its way into the walls of the building. This can lead to a very costly problem if left untreated. Houses built in the 40’s used either copper or lower quality piping, in time joints tend to wear out and even develop cracks. So a trickle could be somewhere hidden within the walls or under floor. If the leak is substantial enough a wet patch will be seen around the leaking area. This must be repaired immediately.
Its also possible that a leak can go unnoticed for long enough to cause rot and eventually damage an important structural part on the building. This can be avoided by regular maintenance and upkeep.
