Multiple options possible for residential land

The 5.6 hectare Addison Retirement Village land located on the old Auckland Racing Club training track in Takanini, South Auckland, has been listed for sale.

While still currently bare land, the site has resource consent for construction of 215 villa and apartment style units based around landscaped gardens environment.

The land being sold near Papakura is situated within the bigger Addison development which, when completed, will have some 1500 homes and a retail complex. The land is being sold through a deadline private treaty sale process by Bayleys Manukau – with offers closing on August 18.

Bayleys Manukau salesperson Marty Roestenburg said the land is currently consented for the establishment of some 136 independent living apartments, with an additional 79 bigger independent living residences, as well as administrative and communal facilities such as library, gymnasium, cinema/TV lounge, indoor swimming pool, bowling green, vegetable gardens, and restaurant.

“While the current resource consent for the land is based on the development of a retirement village, options exist for the purchaser to either modify or re-consent the development based on a strata-titled residential units, or possibly a conventional residential land subdivision on standard sized sections,” Mr Roestenburg said.

“Auckland City Council’s Auckland Unleashed regional plan published earlier this year made repeated references to what it called ‘compact’ residential developments based on good urban design – such as the greater Addison development. This underpins the option of purchasing this land for the development of entry-level priced housing by the likes of young families or first home owners.”

The land is some three kilometres from Papakura town, and is zoned urban residential 8 – allowing for intensive use. The two and three-bedroom dwellings on the approved plan have been designed as mix of two and three-storey residences on low-maintenance land sizes of approximately 300 square metres.
