Queenstown dress circle development launches

QUEENSTOWN

The first new luxury building development to be launched in central Queenstown for a number of years is already attracting strong interest from buyers.

Queenstown real estate expert Tim Medland and his French business partner, property development professional Francois Beziac, have launched ’22 Hallenstein’, a collection of 17 freehold residences close to the centre of Queenstown.

Situated in a very sunny, protected area, and luxuriating in wide views of the surrounding mountains and Lake Wakatipu, the development features everything from 43sqm Mews residences, to four penthouses with three bedrooms plus office.

Mr Medland said cutting edge architecture by renowned architect Maurice Orr, expansive glass frontages and superb location were the driving forces behind the design and creation of 22 Hallenstein.

“We’ve definitely seen a strengthening in the real estate market in recent months, and these residences are made to suit today’s market on price and quality,” he said.

The development will feature quality construction, excellent insulation, and generous outdoor living, gardens, loggias and balconies.

The four penthouses share two lifts, and feature very large terraces for relaxed outdoor living and entertaining on balmy summer nights.

Mr Medland said all residences were independently registered on freehold titles, which research showed was extremely important for buyers in today’s market.

“They can choose to rent it out, live in it full-time or just lock it up as a holiday home,” he said.

“The fact that they’re not automatically placed in a management programme provides maximum flexibility for buyers, who still have the option of managing it that way if that’s what they want to do.

“We’ve put maximum effort into ensuring they’re all realistically priced with low body corporate fees, and that’s part of the reason there has been such an immediate surge of interest from potential buyers,” he said.

English-born but a Queenstown resident since 1987 and a New Zealand citizen, Mr Medland spent 10 years from 1992 as principal property salesman at Millbrook Resort. A fluent French speaker and a fully-qualified real estate licensee, from 2002 he focused on building a real estate client base in French Polynesia and New Caledonia.

French-born Francois Beziac, who has lived in Queenstown for the past 18 months with his wife Carole and two children, has a diploma in Civil engineering and public works. For four years he worked in Marseille, responsible for business lending to real estate developers and professionals in the South of France, and from 1991 to 2008 worked on the development and management of real estate and sales programmes throughout the south of France. He oversaw the development and realisation of more than a thousand properties a year. More recently he created a business which developed four commercial real estate operations in the Marseille region.
