Proposed Private Plan Change No 50 to The Operative Tauranga City District Plan - The Lakes Area of Pyes Pa West.

Tauranga City Council is notifying Proposed Private Plan Change No 50 to the Operative Tauranga City District Plan under the Resource Management Act 1991.

Proposed Private Plan Change 50 is a Private Plan Change prepared by Grasshopper Farms Limited and accepted for notification by the Tauranga City Council for public notification pursuant to Clause 25 (2) (b) of the Resource Management Act 1991. The planner contact for Grasshopper Farms Limited is David Needham of Harrison Grierson, Tauranga.

Proposed Private Plan Change No 50 proposes to update the planning maps in line with recent development; to reduce the extent of land zoned as medium rise policy areas and residential large lot areas; to address urban design outcomes; to replace Structure Plan 13 with an updated version; and to provide amended guidelines for the 15 lots per hectare yield and associated provisions relating to aspects of non compliance, notification, and the developable land definition.

Any person may make a submission on the Proposed Private Plan Change. If you wish to make a submission on Proposed Private Plan Change No 50, you may do so by sending a written submission no later than 4.00pm Tuesday, 21 April 2009 addressed to:

The submission should be in the format of Form 5 of the Resource Management (Forms, Fees and Procedure) Regulations 2003 and must be dated, signed by you and include the following information:

(a) Your name, address, telephone and fax numbers, if applicable
(b) Details of the Plan Change provisions to which the submission is being made
(c) Whether you support or oppose the Plan Change provisions, in whole or in part
(d) Reasons for your support or opposition
(e) The decision you wish the Tauranga City Council to make
(f) Whether you wish to be heard in support of your submission.

Submission forms are available from the Customer Service Centre or those other centres listed above and on Council’s website - Plan Change 50.

Following the closing date for submissions, public notification will be given of the availability of a summary of all submissions and where both the summary and full submissions can be inspected. Further submissions in support of, or in opposition to the submissions received can then be made.

The Council will then arrange the hearing of the proposed plan changes and all submissions received to them and will publicly notify the dates, times and place of the hearing.
